SUN CITY

Sun City is the country's largest senior adult community. At least one member of each householdmust to be fifty-five years of age and no permanent resident can be under nineteen years of age. Thereis no age restriction on ownership.

Sun City is located thirty-five minutes northwest of Phoenix, and has a population of over 45,000 people. It is known for the wide range of activities it offers its residents. Sun City has ten shopping centers andseven recreation centers. Each recreation center has its own Olympic-size swimming pool. For$130 per person, per year, every resident has full use of allswimming pools and recreation facilities except bowling and golf.

Sun City has eleven golf courses. Unlimited play on any of the eight golf courses belonging to the SunCity Recreation Centers is $825 per person per year (greens fee). Golf is also available at thesecourses on a per round basis.

Some of the activities that may be enjoyed by Sun City Residents are bowling, billiards, tennis, handball,racquetball, shuffleboard, boccie, miniature golf, a fitness gym, slow-pitch softball and horseshoes. Inaddition, there is the Sundial Auditorium where round, square and ballroom dancing takes place everyweek, along with bingo and other weekly activities. There are arts & crafts rooms for ceramics, stainedglass, silver craft, photograph, sewing, woodworking, painting, and weaving as well as two libraries anda picnic area. There are also many recreational, social and craft clubs that relate to a particular hobby,vocation or special field of interest. The annual recreation fee covers the use of all these facilities and nomatter where you live in Sun City, you are permitted to use all of the facilities.

Sun City has more than 350 civic, service, church, charitable, and cultural groups, and is known as the"City of Volunteers." It is one of cleanest cities in the country, and has one of the lowest crime ratesin the nation. There are three fully-equipped fire stations and fire fighting units, centrally located inSun City. There are 48 full-time firemen on duty 24 hours per day. The Sun City Sheriff's Possestarted over 25 years ago. They have over 200 volunteers who patrol 24 hours a day and assist theMaricopa County Sheriff's Department.

Walter O. Boswell Memorial Hospital, a 365-bed facility features some of the latest state-of-the-artequipment. There are also many medical clinics, private practices, and nursing and rehabilitation centerswithin the two communities of Sun City and Sun City West.

Sun City is not incorporated and taxes are one-half to two-thirds lower than most other area communities. Property taxes in Sun City on most homes run from approximately $320 to less than $1,300 per year. Prices of these same homes and condominiums in this area range from approximately $70,000 to about$225,000.

The climate in the "Valley of the Sun" is ideal, having approximately 312 clear sunny days each year, andthe annual rainfall is approximately 7-1/2 inches per year. The Summer is hot, but the humidity rangesfrom 10 to 40 percent most days. The climate is one of the reasons why the entire Phoenix area hasbecome one of the fastest-growing areas in the entire country.
